The City We Need is Affordable Campaign - UN Habitat III in Quito

FIABCI Promotes the Best Private Sector Housing Solutions for Our Cities  

For close to a generation, salaries have barely increased while housing cost has substantially gone up. More and more people can no longer afford living in the city where they work. In several countries, persistent high unemployment rates, successive devaluation of currency, unsustainable student debts and unrecoverable loss of savings during economic upheavals further compound this housing crisis.

Although demand is growing exponentially for moderately-priced urban housing for rent or for sale, supply remains dangerously low in most cities worldwide. Several factors contribute to this critical imbalance:

  • Land price has increased rapidly, pushing total construction costs to levels sustainable only for the wealthy
  • Most investors focus on high-end residential developments in search of the highest returns thus providing little or no equity for affordable housing developments
  • Governments are tightening budgets, often reducing or limiting subsidies, tax reductions and zoning bonuses which have traditionally constituted the main incentives for moderately-priced home builders
  • Demand for such housing is too big for the public sector to resolve the problem alone.

A sincere and prompt intervention of the private sector is urgently needed and essential to alleviate the situation. As a special contribution to the Habitat III Conference in Quito in October 2016, FIABCI, will identify and collect best practices, innovations and smart solutions to this crisis. Widely publicizing and sharing these solutions will lead to a quick and substantial increase of moderately-priced housing around the world.

Here are the 3 steps for you to be a part of the solution:

  1. Join the International Campaign between March 16 to May 16.
  2. Outstanding solutions will be selected by an international jury of experts in June.
  3. If selected you will be invited to present your solution during a special FIABCI side event in Quito on October 18 from 15h to 18h, to which all governments and Civil Society participating to the Habitat III Conference will be invited.

We are soliciting entries from housing market participants who have developed successful solutions, particularly in the following areas:

FINANCING: Formulas sufficiently attractive and rewarding to encourage private and institutional investors to finance builders of moderately-priced housing; Financing options for city residents with little equity

ARCHITECTURE & DESIGN: attractive, green, sustainable, space and time saving, quick and less expensive to build

URBAN PLANNING: enabling a better quality of life, good social mix and resource sharing

BUILDING MATERIALS & TECHNIQUES: more efficient and that reduce costs and building time

TECHNOLOGIES & DATA: that lower construction and maintenance costs, enable efficiency and better planning

PUBLIC-PRIVATE Partnerships: formulas enabling a significant increase of building or renovation of moderately-priced housing

New York Power Lunches

On March 26 & 27 FIABCI-USA will host two power lunches in New York. On Thursday March 26 we will join Academic Member George Washington University for the Inaugural Global Real Estate Conference that will feature high level speakers from Cushman & Wakefield, CBRE, the Real Estate Roundtable and other major real estate investors and analysts.

Trade Mission to China Outstanding Success!

At the conclusion of a five-day Trade Mission to China, FIABCI-USA and the China Institute of Real Estate Appraisers & Agents (CIREA) agreed to form a Permanent Select Committee on doing business between the United States and China. A group of nine real estate professionals from across the US completed a Trade Mission to China on July 6, 2014. The mission included attending CIREA’s annual real estate agents conference, visits to some of the largest real estate brokerages in Beijing and attending an elective course for FIABCI’s International Real Estate Consultant (FIREC) designation.  

Capital flows from China to the US continue to grow. The FIABCI-USA delegation was headed by President Edward Alford from South Hadley, MA. “I am extremely honored to have led this group of high-caliber real estate professionals to Beijing and was overwhelmed by the gracious hospitality of our CIREA hosts. I felt it necessary to assure our hosts that we were interested in mutual cooperation over the long term and welcomed the opportunity to formalize our intent through the formation of a select committee.” The residential market in China is currently undergoing a 30% contraction in sales and there is great concern about how this will affect the overall economy.

In addition to President Alford, the FIABCI-USA delegation included President Elect Ruth Kruger from Aspen, CO; Treasurer Maire Rosol from Park City, UT; Vice-President Elizabeth Davidson from Kirkland, WA; Nancy & Peter Suvarnamani from Chicago; Dano Sayles from Hawaii, John Krolick from Incline Village, NV; and Secretary General Bill Endsley from Chicago. The delegation enjoyed sightseeing trips around Beijing and numerous sumptuous Chinese meals with potential new partners and the staff of Beijing Orient US-China Consulting Co., Ltd. which facilitated the Trade Mission.

FIABCI has welcomed over 150 real estate professionals from China as members over the last year and expects to grow significantly as additional groups of Chinese professionals complete FIREC training courses in doing business abroad, ethics, negotiation, financing and valuation.

Chinese Buyers are Coming to America

"Chinese buyers are increasingly looking to U.S. real estate -- and California in particular -- as they pay all cash for homes and plan to use their homes as a 'safe haven for their wealth,' CNBC reports. Some are buying multiple homes as investments, while others are finding homes to move their families to the United States. 

'They see the market here still has room for appreciation,' says Kinney Yong with RE/MAX Premier Realty in Irvine, Calif. 'What's driving them over here is that they have this cash, and they want to park it somewhere or invest somewhere.'" Click for full article.
